Full Management and Leasing

Tamalpais Property Management will manage your investment property and handle all aspects as needed. We will treat your property as if it was our own. Our management services include: Rent Collection, Monthly Cash Flow Reports, Accounting, Lease Renewals and Supervising Maintenance.

Our monthly management fee is 6%-7% of monthly gross income with a minimum management fee of: single family homes: $300, condominiums $200, multi-unit properties (one to three units) $125 per unit, multi-unit properties (4 or more units) $100.00 per unit.

Our leasing fee is 6% based on one-years rental income for any term lease. The fee is payable only after we have placed a tenant for your home, the lease has been signed and security deposit collected.

One-Time Rental Service

If you prefer to manage your investment property yourself and do not have the time to market your property for rent, we will do it for you. We are available to show your property seven days a week and will handle all aspects from start to finish.

We will inspect the property, recommend improvements to help lease the property, coordinate advertising, show the property, perform tenant verification and credit screening, prepare and execute the lease agreement, collect first month’s rent and security deposit, conduct a move-in inspection of the property and send you the original documents and a final accounting.

Our fee for one-time rentals is 6% based on one year’s gross rental income for any term lease.

Each time you wish to view your reports, you must visit the portal and enter your email address and password. If you’re a new user, you will be prompted to set up a password.
