Full-Service Management and Leasing
Tamalpais Property Management provides comprehensive property management and leasing services designed to protect your investment, maximize rental income, and give you complete peace of mind. Our full-service management includes:

Management Fees:
Our management fee is 7% of the monthly gross rental income, subject to the following monthly minimums:
- Single-Family Homes & Townhomes: $300 per month
- Condominiums: $250 per month
- Multi-Unit Properties: $175 per unit, per month

Leasing Services:
When a new tenant is needed, our experienced leasing team manages the entire process from start to finish. This includes professional marketing, property showings, tenant screening, lease preparation, move-in coordination, and collection of the security deposit and first month's rent.
Our leasing commission is 6% of the first year's gross rental income for all lease terms, including month-to-month, one-year, and multi-year leases.
The leasing commission is earned and payable only after a qualified tenant has been approved, the lease has been fully executed, and the security deposit has been collected.
One-Time Rental Service
If you prefer to manage your investment property yourself but don't have the time or resources to market and lease it, Tamalpais Property Management offers a comprehensive leasing service designed to find you a highly qualified tenant while saving you time and reducing risk.
From the initial property evaluation to the completed lease, we manage every step of the leasing process with the same professionalism and attention to detail that our full-service management clients receive.
Our leasing services include:
- Comprehensive property inspection and rental market evaluation

- Preparation of a California-compliant lease agreement and required disclosures
- Collection of the security deposit
- Delivery of a complete lease file and final accounting for your records and tax preparation
Leasing Commision:
Our leasing commission is 6% of the first year's gross rental income for all lease terms, including month-to-month, one-year, and multi-year leases, with a minimum leasing commission of $2,000.
