Full Management and Leasing

Tamalpais Property Management will manage your investment property and handle all aspects as needed. Our management services include: Rent Collection, Monthly and Yearly Financial Reports, Accounting, Leasing and Lease Renewals and Supervising Maintenance and Vacancy Work. 

 

Our monthly management fee is 6-7% of monthly gross income with a minimum management fee of: single family homes / townhouses: $300, condominiums $200.00, multi-unit properties $175.00 per unit.

 

Our leasing fee to find a new tenant is 6% based on one-years gross rental income for any term lease (month-to-month, one year or multi-year). The leasing fee is payable only after we placed a tenant for your home, the lease has been signed and security deposit collected. 

One-Time Rental Service

If you prefer to manage your investment property yourself and do not have the time to show and market your property for rent, we will do it for you. We will handle all aspects from start to finish.

 

We will inspect the property, recommend improvements to help lease the property, coordinate advertising, take marketing photos and a touring video, show the property to potential tenants, process applications including credit screening, eviction history, landlord history and income verification, prepare the lease agreement, collect the security deposit and provide you will a lease file and final accounting for your tax records. 

 

Our leasing fee on one-time rentals is 6% based on one-year's gross rental income with a $2,000.00 minimum leasing commission for any term lease.

How it works:

In order to keep your financials secure, we use a state of the art portal system that requires you to login with an email address and password.

Each time you wish to view your reports, you must visit the portal and enter your email address and password. If you’re a new user, you will be prompted to set up a password.
