  • Owner Services/Fees


    Tamalpais Property Management will manage your investment property and handle all aspects as needed.  We will treat your property as if it was our own.

    Our management services include:  Rent Collection, Monthly Cash Flow Reports, Accounting, Lease Renewals and Supervising Maintenance.

    Our monthly management fee is 6% of monthly gross income with a minimum management fee of $100 for residential properties. 

    Our leasing fee on management accounts is 6% of a full year’s gross rent for leases six months or more and 50% of one month’s gross rent for a lease term under six months.


    If you prefer to manage your investment property yourself and do not have the time to market your property for rent, we will do it for you.  We are available to show your property seven days a week and will handle all aspects from start to finish.

    We will inspect the property, recommend improvements to help lease the property, coordinate advertising, show the property, perform tenant verification and credit screening, prepare and execute the lease agreement, collect first month’s rent and security deposit, conduct a move-in inspection of the property and send you the original documents and a final accounting.

    Our fee for one-time rentals is 6% based on one year’s gross rental income for any term lease.

  • Lee A. Petty - Owner / Broker

    Lee Petty has over 20 years experience in residential property management and leasing in Marin County and is the current owner and founder of Tamalpais Property Management. Lee is a licensed real estate broker (CA DRE #01204996).

    Lee is a Marin County Native, Redwood High Graduate class of 1985 and graduated with a BS in Finance / Business Administration from San Diego State University in 1990. Lee entered the field of asset management after college becoming President of a firm managing a real asset portfolio in excess of $125 million prior to founding Tamalpais Property Management in 1996.
