FULL MANAGEMENT

Tamalpais Property Management will manage your investment property and handle all aspects as needed.  We will treat your property as if it was our own.

Our management services include:  Rent Collection, Monthly Cash Flow Reports, Accounting, Marketing Vacancies, Lease Renewals and Supervising Maintenance.

Our monthly management fee is 6% of monthly gross income with a minimum management fee of $100 for residential properties. 

Our leasing fee on management accounts is 6% of a full year’s gross rent for leases over nine month’s or 50% of one months gross rent for a lease term under nine months.  The cost of advertising in the Marin Independent Journal is the only additional cost to the owner.

ONE-TIME RENTAL SERVICE

If you prefer to manage your investment property yourself and do not have the time to market your property for rent, we will do it for you.  We are available to show your property seven days a week and will handle all aspects from start to finish.

We will inspect the property, recommend improvements to help lease the property, coordinate advertising, show the property, perform tenant verification and credit screening, prepare and execute the lease agreement, collect first month’s rent and security deposit, conduct a move-in inspection of the property and send you the original documents and a final accounting.

Our fee for one-time rentals is 6% of one year’s income for leases over nine months or 50% of one month’s rent for a month-to-month lease or less than nine months.  The cost of advertising in the Marin
